Foreigners are increasingly buying properties in Spain to actually live there.

Foreign buyers in Spain are increasingly opting less for purely holiday homes and more for a proper place to live. The country is evolving from a temporary destination to a place where people want to live long-term or permanently. According to recent figures on residential tourism, the average buyer in 2025 will be 51 years old, usually married, with an average budget of approximately €560,000. More is being invested in comfort, sustainability, and homes suitable for long-term stays or teleworking. Remarkably, approximately 85% of purchases are made without a mortgage. This makes the market less sensitive to interest rate increases. Buyers from countries such as Poland and Germany spend higher average amounts. Buyers from 36 countries have found their way to Spain. The Costa Blanca is the most popular, followed by the Costa de Almería, Costa de Valencia, Costa del Sol, and Mallorca. These are often apartments of approximately 117 m² with two bedrooms. Nearly 42% spend more than four months a year in their Spanish home, and 30% consider it their (future) primary residence. The purchasing process is also changing: one in five transactions is conducted entirely online. Spain is thus increasingly becoming a fully-fledged residential destination.

Spain Takes Control of Schengen Border in Gibraltar After Historic Agreement

Spain will assume full responsibility for passport controls at the external Schengen border in Gibraltar. This is the result of a final agreement between Spain and the United Kingdom, ending years of uncertainty following Brexit. Checks will shift to Gibraltar's port and airport. Travelers arriving there will immediately enter the Schengen area, under the supervision of Spanish authorities. Gibraltar will remain British, but the practical border will be located at international entry points. In the initial phase, Frontex will support the Spanish police, although legal and operational responsibility will remain entirely with Spain. This will ensure the protection of Europe's external border. The agreement is also intended to create a "zone of shared prosperity." Physical border controls at La Verja will disappear, streamlining daily traffic between Gibraltar and surrounding Spanish municipalities—important for thousands of cross-border workers. In addition, agreements have been made on taxation, environmental, and social rights to ensure fair competition in the region.

There are several ways to purchase real estate: privately, through a company,

indivisible ownership, or through a split purchase.

With a split purchase, for example, parents acquire the usufruct, while children receive the bare ownership, subject to specific regulations in Spain. This purchase, often part of a cross-border family arrangement, offers parents income and retention of exclusive enjoyment of the usufruct. The valuation of usufruct depends on the youngest parent. At the end of the term, it is often chosen that usufruct will pass to the surviving spouse upon the death of the first parent. Upon the death of both, the usufruct automatically transfers to bare ownership, without inheritance or registration taxes in Belgium, but with registration taxes in Spain. Example: Philip (56) and Fanny (51) from Belgium want to buy property on the Costa Blanca together with their children. Through a prior gift, the children purchase their share in bare ownership. The usufruct value is 47%. Upon the death of the surviving spouse, registration taxes are due in Spain, but no inheritance tax in Belgium or Spain for the children. Prior consultation with the construction developer is essential.
