What are the most expensive municipalities in Spain for buying a property?
The very highest house prices in Spain can be found in Donostia-San Sebastián (€5,191/m²), Barcelona (€4,063/m²), Madrid (€3,935/m²), Palma (€3,531/m²) and Bilbao (€3,174/m²). Still slightly above San Sebastian, there are six smaller municipalities, almost all found on the Baleraen with mainly the island of Ibiza, ranging from 5,330 euro/m² in Sant Antoni de Portmany to 6,295 euro/m² in Sant Josep de Sa Talaia. In between are two other areas on the island of Ibiza, such as Santa Eulalia del Río (6,224 euro/m²) or the capital Eivissa (5,359 euro/m²) and Calvià (5,553 euro/m²) in Mallorca and Zarautz (5,458 euro/m²) in Guipúzcoa.
The highest prices are achieved not only in the Balearic Islands, the provinces of Málaga and the Canarian provinces but also in Jávea (2,914 euro/m²), Altea (2,667 euro/m²), Calpe (2,645 euro/m²), both located in the province of Alicante, which achieved record prices at the end of the first quarter of 2023.

WHAT ARE THE ANNUAL FEES IF YOU HAVE A PROPERTY IN SPAIN?
If you own a property in Spain you will have to pay a number of annual costs.
A brief overview of all fixed costs and taxes.
The IBI or municipal tax.
This is a municipal tax on property. On the Costa Blanca and Costa Del Sol, the tax is around 250 to 1,500 euros per year depending on the municipality where it is located and the area of the property.
Impuestos de basura or waste tax
This amount depends on the accessibility of your property. Take between 120 and 200 euros per year.
Annual charges to the co-ownership
If your property is in an urbanisation, you have to contribute to the common parts.
These costs depend on the services provided or not. An urbanisation with tennis courts, swimming pools, golf courses will have higher costs than an urbanisation with only a communal swimming pool. In a 'simple' urbanisation, you will pay 600 to 2400 euros per year.
Insurance
Taking out insurance is not compulsory in Spain yet recommended. Expect to pay around 200 to 500 euros per year.
Bank charges
Spanish banks charge non-residents an average of 30 euros per quarter for using a bank account.
A Spanish bank account is no longer compulsory. You can have your payments domiciled through a Belgian bank account.
Non-residents tax
Finally, if you are not a resident, you have to pay a non-resident tax in Spain every year.
The sum depends on whether you rent out or not.
If you do not rent out, the tax is similar to the Belgian CI tax.
You own a property with cadastral value 300,000 euros. The KI is 1.1% of the cadastral value.
This is 3,300 euros. On this amount, you pay 19% tax or 627 euros.
If you do rent out, the rate is 19% on the net rental income. You can deduct numerous costs from your rental income such as insurance, waste tax, costs to the rental office, painting,...
