DO YOU WANT TO BORROW MONEY FROM A SPANISH BANK FOR A NEW CONSTRUCTION IN SPAIN?
When borrowing money from a Spanish bank, that bank will request collateral located in Spain whereby a mortgage is established on the proposed new construction. However, a mortgage can only be established if you are already the owner! You are only the owner when the deed is executed after a few different payments have been made. You can therefore only borrow for a new building in Spain up to the amount that you have to pay in the deed. With a resale you can usually borrow around 65% of the appraised value, excluding purchase costs. With a purchase on plan, you can only borrow the balance by deed. Maximum mortgage financing It is possible to finance the home up to 80% of the appraised value (for new construction). In most cases, the bank assumes the lowest value of the values stated above. The bank will be more willing to grant a higher mortgage for a home that is used as a permanent residence than for a second home (segunda residencia). For second residence homes, the maximum mortgage loan is below 80%. For second residence homes, you must take into account a maximum mortgage between 60% and 70% of the lowest value (purchase price or appraised value). In exceptional cases, a higher percentage can be financed. The reason for this is that Spanish banks do not offer 100% financing to non-residents and therefore Spanish banks have no control over the assets, income and debts of a customer outside Spain.
